Great show today Robert [interview with the TPPF's Kathleen White on costs of Federal Energy Policy].

I can tell you as a LEED AP, being intimately familiar with the type of codes that would be forced upon us under a national code, most likely the US Green Building Councils code, you were exactly right. They want us all in bunches, walking to work, with natural ventilation, natural lighting, low VOC emitting construction, high pervious paving, waterless toilets, recycled material built, vegetated roof covers, bicycle rack parking, and commuter friendly communities in which we never travel further than walking distance from our home. As a coincidence we would be quite easily controlled.

Also, as a LonMark pro, I can tell you that 'brown outs' are not only coming they are planned. The so called 'smart grid' is designed for just that........reducing your lighting or AC and diverting the juice to some other function. LonMark has already done this in Italy by government order, placing under digital control every water, gas, and electric meter. In Dallas there are already city blocks of buildings which the grid is "optimized".

Anyway, just wanted to offer some validation, and tell you that it is not coming, it is here, you can't build a building over 10,000 feet in Austin without complying with LEED, for one close to home example. If you need anymore specifics I can give you plenty, just let me know........its HERE NOW! That is the foundation of my business.

Whenever you here the word "smart", as in smart traffic or smart grid, or smart building think "controlled by others".

Have a great New Year!
